We are excited to be working on a new tenant build-out at 5 Wheeling Avenue, located within our Maggiore Business Center — a long-term, family-owned asset that has remained 100% occupied. This project reflects our ongoing investment in the park and our commitment to keeping the buildings modern, flexible, and responsive to tenant needs.

The scope includes a 9,840 SF office and warehouse renovation tailored for Pioneer Sales Company, a long-established manufacturers’ representative specializing in foodservice equipment, supplies, and design support for commercial kitchens across New England.

The office portion consists of a 3,500 SF renovation featuring updated finishes, new ADA-compliant restrooms, and the installation of an Ansul fire suppression system. This system will support a dedicated demonstration kitchen, allowing Pioneer to showcase equipment and host hands-on demos for clients and partners. The warehouse component includes approximately 6,500 SF and is being refreshed with new high-efficiency lighting, improved door access, and interior painting to support daily operations and logistics.

5 Wheeling Avenue is one of several buildings within the Maggiore Business Center, a strategically located industrial and flex park with excellent highway access and on-site property management.
